Loan Case Study 5:

Development Exit

Location: Shropshire

LTV: 77%

Rate: 1% per month

Term: 6 months

Loan Purpose: Development Exit

Exit: Sale of one unit and refinance of the second onto a BTL mortgage

The Opportunity

SevernRise was approached by an experienced developer seeking a short-term solution to exit their existing development facility. The borrower had recently completed two high-spec residential units but had been let down by another lender at the final stage, putting them under pressure to refinance quickly. They needed time to properly market and sell the units without being forced into a rushed sale.

Our Solution

We provided a £760,000 development exit facility secured against both completed properties at 77% Loan-to-Value. The facility gave the borrower breathing room to avoid a distressed exit and the flexibility to pursue their intended strategy. Our team accepted existing professional reports and moved swiftly to complete the loan, minimising further delays.

Exit Strategy

The borrower plans to sell one of the units on the open market and refinance the second into their growing buy-to-let portfolio. Their track record, combined with the strong quality of the finished product and the local market demand, gave us confidence in the deliverability of the exit within the six-month term.

The Outcome

By acting quickly and applying commercial common sense, SevernRise stepped in where others couldn’t. This case reflects our ability to support experienced developers with flexible, time-sensitive funding that protects value and enables successful exits.
